MANNER OF SALE:  The real estate and severed mineral rights will be offered in 9 individual tracts.  THERE WILL BE NO COMBINATION OF ANY TRACTS. Auction procedure and increments of bidding are at the discretion of the auction company.

TERMS:  10% down day of sale, with the balance to be paid on or before June 28, 2024, or upon such terms as may be acceptable to the Sellers.  Personal and corporate checks are acceptable for the down payment with the final payment to be made in certified funds. All funds will be held by an identified title/escrow company.  Bidding is not contingent upon financing.  Financing, if necessary, needs to be arranged and approved prior to the auction.  Announcements made day of sale take precedence over printed material and previously made oral statements.

CROPS: There are no growing crops.

FSA INFORMATION: Any future FSA payments will follow the crops and will be paid pursuant to FSA regulations. See chart below for FSA cropland acres, base acres and yields and CRP contract info.

CRP PAYMENTS: The 2024 CRP payments will be prorated to the date of closing.

MINERAL RIGHTS & ROYALTY PRODUCTION:  All of the Sellers’ interest in the mineral rights will transfer to the Buyers at closing, and the royalty production will transfer to the Buyers on August 1, 2024.

CLOSING: Date of closing will be or before June 28, 2024.

POSSESSION: Date of closing on the cropland and CRP acres, and after the 2024 grazing season on the grassland acres.

REAL ESTATE TAXES: Real estate taxes and royalty taxes for 2024 will be prorated to the date of closing. See chart below for 2023 tax amounts.    

AUCTIONEER’S NOTE:   The Glenn & Helen Specht Trusts will sell their holdings on Wednesday, May 29th, at the Ag Building in Liberal, Kansas.  This is an EXCITING OPPORTUNITY to purchase CROPLAND, GRASSLAND, and CRP LAND plus SEVERED MINERAL RIGHTS W/PRODUCTION at ABSOLUTE PUBLIC AUCTION! These properties are located on good roads near Liberal in Seward County, Kansas.

        This sale is subject to CRP contracts on Tracts 2 and 5 (see chart for details), and an existing grass lease on Tract 4 thru the 2024 grazing season.  The CRP contracts will be prorated to the date of closing, with purchasers receiving all future FSA contract payments.  There is gas production on deeded land and mineral rights only tracts as described in the chart above.  BIDDING CAN BE DONE IN PERSON, ONLINE OR BY PHONE!  All internet and telephone bidders must be registered and approved by the auction company prior to sale day.
