Tract 1 - Legal Description: Southeast Quarter (SE/4) of Section Twenty-four (24), Township Six (6) South, Range Seventeen (17) West of the 6th P.M., Rooks County, Kansas
General Description & FSA Info: This tract of land has 156.66 acres of cropland and will be planted to wheat this fall. Purchaser will receive and undivided 1/3rd of the 2016 wheat crop and will be required to pay 1/3rd of all the fertilizer expenses. This tract has a 63 acre wheat base W/42 bu. yield and a 29.4 acre grain sorghum base W/67 bu. yield.
Tract 2 – Legal Description: West Half of the Southwest Quarter (W/2SW/4) of Section Twelve (12), Township Six (6) South, Range Seventeen (17) West of the 6th P.M., Rooks County, Kansas
General Description & FSA Info: This tract of land has 77.14 acres of cropland and is planted to milo. Purchaser will receive and undivided 1/3rd of the 2015 milo crop and will be required to pay 1/3rd of all the fertilizer expenses. This tract has a 40.1 acre wheat base W/44 bu. yield and a 20 acre grain sorghum base W/94 bu. yield.

General Description & FSA Info: This tract of land has 154.83 acres with 142.36 being cropland and is currently planted to alfalfa and in it’s 3rd season. The purchaser will receive the 2nd half of the cash rent that is due on Nov. 1, 2015 in the amount of $2,070.00
Tract 4 – Legal Description: East Half of the East Half (E/2E/2) of Section Thirteen (13), Township Seven (7) South, Range Nineteen (19) West of the 6th P.M., Rooks County, Kansas
General Description & FSA Info: This tract of land has 153.06 with 115.37 acres of cropland and will be planted to wheat this fall. The balance is native grasses, trees and great wild life habitat. Purchaser will receive and undivided 1/3rd of the 2016 wheat crop and will be required to pay 1/3rd of all the fertilizer expenses. This tract has a 63 acre wheat base W/42 bu. yield and a 29.4 acre grain sorghum base W/67 bu. yield.
Possession: March 1, 2016 possession of all unplanted, idle and alfalfa. Possession of all wheat planted acres will be immediately following the 2016 wheat harvest.
Taxes: Seller Shall Pay All The 2014 Taxes. 2015 will be prorated to date of closing and all 2016 and subsequent year’s taxes will be the responsibility of the purchaser. 2014 Taxes were: Tract 1: $880.76, Tract 2: $471.28, Tract 3: $626.34, Tract 4: $653.42
Minerals: All seller’s mineral interest conveys to the purchasers. All minerals are believed to be intact.
Terms: 10% down day of sale with the balance to be paid at closing. Title insurance will be used to show clear and merchantable title and that expense will be shared 50/50 between Buyer(s) and Seller(s)
