Tract 1 - Legal Description: The Northeast Quarter (NE/4), the East Half of the Northwest Quarter (E/2/NW/4) and the Northwest Quarter of the Northwest Quarter (NW/4NW/4) of Section Twelve (12), Township Four (4) South, Range Nineteen (19) West of the 6th P.M., Phillips County, Kansas

General Description & FSA Info: This tract of land has 135 acres of cropland and is planted to wheat. Purchaser will receive and undivided 1/3rd of the 2016 wheat crop and will be required to pay 1/3rd of all the fertilizer expenses. The balance of this tract is pasture. This tract has approx.73 acre wheat base W/44 bu. yield.

Tract 2 – Legal Description: The West Half of the Southwest Quarter (W/2SW/4) of Section One (1), Township Four (4) South, Range Nineteen (19) West of the 6th P.M., Phillips County, Kansas

General Description & FSA Info: This tract of land has 60 acres of cropland and is planted to wheat. Purchaser will receive and undivided 1/3rd of the 2016 wheat crop and will be required to pay 1/3rd of all the fertilizer expenses. This tract has approx. 32 acre wheat base W/44 bu. yield.

Possession: March 1, 2016 possession of all idle cropland and pasture. Possession of all wheat planted acres will be immediately following the 2016 wheat harvest.

Taxes: Seller Shall Pay All The 2015 Taxes. All 2016 and subsequent year’s taxes will be the responsibility of the purchaser. 2014 Taxes were: Tract 1: $1,114.12, Tract 2: $473.60

Minerals: Sellers’ are reserving all the mineral interest for a period ten (10) years. At the end of ten year period all the mineral interest, producing and non-producing, shall convey to the purchaser(s). All minerals are believed to be intact.

Terms: 10% down day of sale with the balance to be paid at closing. Title insurance will be used to show clear and merchantable title and that expense will be shared 50/50 between Buyer(s) and Seller(s)
