Legal Description: Tract 1: The Northeast Quarter (NE/4) of Section Fourteen (14), Township Twenty-two (22) South, Range Twenty (20) West of the 6th P.M. Pawnee County, Ks.

General Description & FSA Info: This tract of land has 161.02 acres with 142.24 acres being cropland. The balance of this property is trees, creek and grass providing great habitat for many species of wildlife. The primary soil type of the cropland is the Harney Silt Loam and Roxbury Silt Loam being very desirable for crop production and there is 59.6 acres of planted wheat. There is a 67 acre wheat base W/35 bu. yield and a 4.8 acre grain sorghum base W/39 bu. yield.

Tract 2:  The North Half of the Northeast Quarter (N/2NE/4) of Section Twenty-three (23), Township Twenty-two (22) South, Range Twenty (20) West of the 6th P.M. Pawnee County, Ks.

General Description & FSA Info: This tract of land has 77.51 acres with 61.56 acres being cropland with 34.10 acres of planted wheat. The balance of this property is pasture. The primary soil type is the Harvey Silt Loam and Roxbury Silt Loam. There is a 30.7 acre wheat base W/35 bu. yield and a 2.2 acre grain sorghum base W/39 bu. yield.

Growing Crops: Purchase shall receive the land owners share, an undivided one-third (1/3), of  the fall planted wheat crop to be harvested in 2016 and the purchaser shall also be required to reimburse 1/3rd of the fertilizer expense already applied and any future fertilizer applications.

Possession: March 1, 2016 possession of all unplanted an idle acres. Possession of all acres planted to wheat will be immediately following the 2016 wheat harvest.

Taxes: Seller Shall Pay All The 2015 Taxes. All 2016 and subsequent year’s taxes will be the responsibility of the purchaser. 2014 Taxes were: Tract 1 - $1,151.66 and Tract 2: $507.52

Minerals: All seller’s mineral interest conveys to the purchasers and all minerals are believed to be intact.

Terms: 10% down day of sale with the balance to be paid at closing. Title insurance will be used to show clear and merchantable title and that expense will be shared 50/50 between Buyer(s) and Seller(s)
