Tract 1 - Legal Description: The Southwest quarter (SW/4) of Section Twenty-two (22), Township Four (4) South, Range Nineteen (19) West of the 6th P.M., Phillips County, Kansas being 158.2 acres more or less

General Description & FSA Info: This tract of land has 156.97 acres of cropland and the primary soil types are Uly silt loam and Holdrege silt loam making this tract very suitable to crop production. This tract has 35.84 acre wheat base W/48 bu. yield, a 2.68 acre corn base W/97 bu. yield and a 63.16 acre grain sorghum base W/86 bu. yield.

General Description & FSA Info: This tract of land has 271.35 acres of cropland and is currently planted to milo. Purchaser will receive an undivided 1/3rd of the 2016 milo crop and will be required to pay 1/3rd of all the fertilizer and chemical expenses. The balance is grassed waterways suitable for haying and areas of trees and habitat for wildlife. The primary cropland soil types are Uly silt loam and Holdrege silt loam making this tract very suitable to crop production. This tract has 61.94 acre wheat base W/48 bu. yield, a 4.62 acre corn base W/97 bu. yield and a 109.16 acre grain sorghum base W/86 bu. yield.
