AUCTION LOCATION: Huck Boyd Community Center, 860 Park Street, Phillipsburg, KS

LEGAL DESCRIPTIONS:

The Southeast Quarter (SE1/4), East one-half of the Southwest Quarter (E1/2 SW1/4), the Northwest Quarter of the Northeast Quarter (NW1/4 NE1/4), the South one-half of the Northeast Quarter (S1/2 NE1/4), the Southeast Quarter of the Northwest Quarter (SE1/4 NW1/4), of Section Twenty Four (24), Township Two (2) South, Range Eighteen (18), West of the Sixth P.M., Phillips County, Kansas being 391.38 acres more or less.

LAND LOCATION: From Phillipsburg, KS - 6 miles North on HWY 183 to East Kiowa RD. then 1 ¼ miles East to the Southwest corner of the property.

GENERAL DESCRIPTION: This tract of land has approximately 133.15 acres of cultivation, 252.14 acres of pasture land with the balance being grass and wooded wildlife habitat.  On the cropland, approximately 65 acres are planted to wheat with THE BUYER RECEIVING ALL OF THE 2017 WHEAT CROP AND PAYING NO FERTILIZER EXPENSES.  The balance of the cropland, approximately 68 acres is clean wheat stubble that will be ready for a spring crop (THE BUYER IS NOT REQUIRED TO REIMBURSE THE SELLER FOR HERBICIDE APPLICATIONS.)  The cropland is primarily class II and IV.  The pasture has excellent native grasses that have been well managed and the property has good fences.  It has a pond and water well with a solar pump to service the property. 

FSA Information:  This land has approximately 133.15 acres of cultivation.  It carries a 54 acre wheat base W/39 bu yield, a 30.4 acre grain sorghum base W/78 bu. yield.

MINERALS:  Seller shall convey 100% of the seller’s minerals to the purchaser.  All minerals are believed to be intact.

POSSESSION: Immediate upon closing on the crop ground, March 1, 2017 on the pastureland.

TAXES:  Seller shall pay all the 2016 taxes and prior years’ taxes, if any.  The 2017 and subsequent years taxes shall be the responsibility of the buyer.  2015 taxes were $1,296.22.

TERMS, TITLE INSURANCE AND CLOSING:

Ten Percent (10%) down day of the sale, (40%) due on December 7th, 2016 and (50%) due on January 3rd 2017.  Owner’s policy and closing expense will be shared 50/50 between the buyer and sellers.  Mortgage policy, if required will be the expense of the buyer.  This auction sale is not contingent upon the purchaser’s ability to finance the purchase.  Consult your loan agency prior to the auction.
