LEGAL DESCRIPTION: A 125+/- acre tract of land located in the SW/4 of Section 6-50N-27W together with a small tract in the Southeast Corner of the SE/4 of Section 1-50N-28W, all in Ray County, Missouri.  (Full legal description TBD by Title Company).

ORDER OF AUCTION: According to Ray County the farm is 125+/- acres, and it is offered in two individual tracts. This allows a buyer an opportunity to purchase one tract or both tracts (entire farm).   

• TRACT #1: consists of 45+/- acres of row crop land with road frontage on the north and east sides.

• TRACT #2: consists of 80+/- of row crop land with road frontage on the east and south sides.

POSSESSION: Possession of the property will be given upon payment in full of the purchase price and transfer of title at closing, subject to the existing agricultural lease, as follows:  

• Possession of the farm will be given upon completion of harvest of the 2020 soybean crop.

TAXES: The general taxes for 2019 were $735.

MINERALS: Mineral rights are not being reserved and shall transfer with the surface, to the Buyer.
