Several people have asked what it cost to heat and cool this house.  Average Midwest Energy bills from the records of 22 months I have is $183.37.

 Upstairs three bedrooms, 2 baths, recently remodeled kitchen, with pass thru to formal dining room with wet bar.  Living room with functional fireplace that has seen many a good time over several generations.  Plenty of storage in the kitchen, RO water at the sink, adjacent large laundry room.  Kitchen and laundry appliances included.

High points – The roof is about 10 years old and in good condition.   Two zone HVAC is about the same age and very efficient.  At night you can heat/cool two of the upstairs bedrooms and let the rest of the house drift until the smart thermostat wakes up.  Whole house humidifier and electrostatic air pruifier.  Wired for high speed internet.

Weaknesses – When the kitchen was remodeled the owner installed remote controlable instalink switches.   They work but the master plan of remote control lighting just never worked out.  The back deck needs to be updated and revised.  The new owner will be able rebuilt it in his or her image.  The bubbling brook  re-circulation waterfall also needs work.  9 Zone sprinkler system which can be fed by well or city water – unfortunately the well went dry 2 years ago.  Will it work better now that it has rained?  Hope so. The golf cart outbuilding could use a remote controlled mini garage door to make the property complete.

PS - I have been thinking about who I think my new owner should be.  I think a young couple with kids, or plans for a family who are willing to put in a little elbow grease and build sweat equity to update my dated features and make me into a high value dream home.  Just a thought.
