CROPS: Buyers will receive the landlord’s 1/3rd share of the 2022 wheat crop and will be responsible for payment of the landlord’s 1/3rd share of the crop insurance.
Buyers will also reimburse the tenant for any spraying or farming operations on the open acres.
FSA INFORMATION: Any future FSA payments will follow the crops and will be paid pursuant to FSA regulations. See chart for FSA cropland acres, base acres and yields.
POSSESSION: Date of closing on open acres and after the 2022 wheat harvest on the acres planted to wheat.
MINERAL RIGHTS: Seller will retain ½ of the existing mineral rights perpetually, and will transfer ½ of the existing mineral rights to the Buyers at closing.
REAL ESTATE TAXES: Seller will pay taxes for all of 2021 and prior years. Taxes for 2022 will be paid by the Buyer. See chart below for 2021 tax amounts.
