LOCATION:.  From the intersection of Hwys 54 and 281 in Pratt, Kansas, go 10 miles East to Cairo, Kansas, then 5½ miles South on SE 100th Avenue to the NE corner of the property.  SIGNS WILL BE POSTED!

MANNER OF SALE:  This real estate will be offered in four individual tracts only.  THERE WILL BE NO COMBINATION OF ANY TRACTS.  Auction procedure and increments of bidding are at the discretion of the auction company.

TERMS: 10% down day of sale, with the balance to be paid on or before August 31, 2022, or upon such terms as may be acceptable to the Sellers. Personal and corporate checks are acceptable for the down payment with the final payment to be made in certified funds. All funds will be held by an identified title/escrow company.  Bidding is not contingent upon financing.  Financing, if necessary, needs to be arranged and approved prior to the auction.  Announcements made day of sale take precedence over all printed material and previously made oral statements.

CROPS: Tenant will retain 100% of the 2022 wheat crop.

FSA INFORMATION:  Any future FSA payments will follow the crops and will be paid pursuant to FSA regulations.  See chart below for FSA cropland acres, base acres and yields.

MINERAL RIGHTS:  All of the Sellers’ interest will transfer to the Buyers at closing.

WIND RIGHTS:  There is one tower on Tract 1 and one tower on Tract 2.  Tower income is reserved through December 31, 2036.  Call Travis for details.

CLOSING: Closing will be on or before August 31, 2022.

POSSESSION:  Date of closing, subject to tenant’s rights.

    Tract 1 – After wheat harvest.

    Tract 2 – After harvest on wheat acres, December 31, 2022 on alfalfa.

    Tract 3 – December 31, 2022.

    Tract 4 – Date of closing.
