Land Description:

The Sandhills Ranch is a legacy ranch in the South Central prairie sandhills of Kansas that has been in the Seller’s family for over 80 years. Nearly 16 square miles of beautiful native pasture span across 3 counties (Kiowa, Ford, and Edwards Counties). Sandhills Ranch is the largest ranch this far east along the Arkansas River in Kansas. There are 7 pastures within the ranch (see attached USDA/FSA map) and approximately 26 miles of perimeter fencing. The magnificent and seemingly unending rolling sandhills are covered with Sand Bluegrass, Buffalo grass, and Grama grass wildflowers, and Sandhill Plum thickets as far as the eye can see. An oasis of life lives here on the Sandhills Ranch with exceptional biodiversity. The ranch could relatively easily meet the qualifications for organic certification as there has never been any chemical application of pesticides, herbicides, or synthetic fertilizers. The beautiful natural pastures are the result of excellent management over many decades. The Sandhills Ranch owners and manager were awarded the Kiowa County Conservation District Grassland Award in 2018. There are approximately 3 miles of Arkansas river frontage. Located throughout the ranch is an array of native grasses, shrubs, and trees with multiple different water sources providing excellent forage and habitat for cattle and the multitude of wildlife on the ranch. There are approximately 3 miles of Arkansas river frontage.

The Bobwhite quail on this property is unlike any other. Well over 50 pairs can be seen on this ranch on every visit just driving the access roads to the water tanks and windmills. The current Kansas record typical Mule deer was taken from this ranch scoring 202 2/8. This specific Mule deer buck was harvested on the ranch in 1999 and to this day remains the state record buck. You can see many Mule deer on the ranch with some fantastic hybrids with the abundant White-tailed deer population also thriving on the ranch. Dozens of trophy White-tailed deer have been harvested on the ranch over the years. Ross Trophy Outfitters has been leasing the hunting opportunities on the ranch for more than a decade and they have done an excellent job only harvesting mature White-tailed deer. A handful of pheasants can also be seen and heard while walking the hills and pastures. There are several leks of lesser Prairie Chickens on the ranch as well. This area of Kansas is closed to hunting for Prairie Chickens while their population tries to recover as they are currently listed as a threatened species. With irrigated alfalfa and other row crop fields around the ranch along with the tremendous size and habitat on the ranch, it is easy to see why all of the wildlife on this ranch grow large in size and numbers.

This is a ranch you have to see to believe! If you are looking for exceptional cattle grazing, world class wild quail and deer hunting, opportunities for large scale conservation easements, further mineral development, wind or solar energy development, or a nice hedge against inflation, you will want to take a look at one of the last remaining contiguous sandhills ranches of this type and size in Kansas. This property is priced to sell! Cooperation for Buyer’s agents. Financial verification is required. Please contact the listing agent J.C. Bosch for more information, questions, or to schedule a showing.

Broker Note: Kansas ranks at the top of the list for annual bobwhite quail harvest each year. This ranch has the best quail habitat I have ever seen as well as more pairs than I have ever seen in a single day in my life on every occasion I have visited this ranch. I nearly exclusively hunt upland birds across the county, and I used to guide true wild upland bird hunts. This is a quail hunter, deer hunter, and cattleman’s dream property!
