UPCOMING LAND AUCTION!

TWO ADJOINING TRACTS IN DECATUR & NORTON COUNTIES, KS

LAND LOCATION:   See map for tract locations.  SIGNS WILL BE POSTED!

MANNER OF SALE:  This real estate will be offered in 2 individual tracts only.  THERE WILL BE NO COMBINATION OF THE TRACTS. Auction procedure and increments of bidding are at the discretion of the auction company.

TERMS:  10% down day of sale, with the balance to be paid on or before September 15, 2022, or upon such terms as may be acceptable to the Seller.  Personal and corporate checks are acceptable for the down payment with the final payment to be made in certified funds. All funds will be held by an identified title/escrow company.  Bidding is not contingent upon financing.  Financing, if necessary, needs to be arranged and approved prior to the auction. Announcements made day of sale take precedence over printed material and previously made oral statements.

CROPS:  Seller will retain the landlord’s 1/3rd share of the 2022 corn crop. 

FSA INFORMATION Any future FSA payments will follow the crops and will be paid pursuant to FSA regulations. See chart below for FSA cropland acres, base acres and yields.

CRP PAYMENTS:  Buyer of Tract 2 will receive 100% of the 2023 CRP payments.  Seller will retain 100% of the 2022 payments. See chart on sale bill for CRP acres, expiration date and payment amounts.

MINERAL RIGHTS:  All of the Seller’s interest will transfer to the Buyers at closing.   

CLOSING:   Date of closing will be on or before September 15, 2022.   

POSSESSION:  Date of closing on the grassland acres and January 1, 2023, on the cropland acres.

TAXES:  Taxes for 2022 will be prorated to the date of closing.  See chart on sale bill for 2021 tax amounts.
