MANNER OF SALE:  This real estate will be offered in 4 individual tracts only.  THERE WILL BE NO COMBINATION OF ANY TRACTS. Auction procedure and increments of bidding are at the discretion of the auction company.

TERMS:  10% down day of sale, with the balance to be paid on or before November 10, 2022, or upon such terms as may be acceptable to the Sellers.  Personal and corporate checks are acceptable for the down payment with the final payment to be made in certified funds. All funds will be held by an identified title/escrow company.  Bidding is not contingent upon financing. Financing, if necessary, needs to be arranged and approved prior to the auction. Announcements made day of sale take precedence over printed material and previously made oral statements.

CROPS: 

·        TRACT 1 & 2:  There are no growing crops.

·        TRACT 3:  All in 2022 corn.

·        TRACT 4:  All cropland will be planted to wheat with the Buyer to  

                        receive the $60 cash rent in 2023.

FSA INFORMATION:  Any future FSA payments will follow the crops and will be paid pursuant to FSA regulations. See chart for FSA cropland acres, base acres and yields.

MINERAL RIGHTS:  All of the Sellers’ interest will transfer to the Buyers at closing.

CLOSING:  Date of closing will be on or before November 10, 2022.

POSSESSION:  Date of closing, subject to the tenant’s rights.

TAXES:  Taxes for 2022 will be prorated to the date of closing. See chart for 2021 tax amounts.
