LOCATION:  At the K-23 and CO RD S intersection in Gove, Kansas, go 5¾ miles East to the NW corner of TRACT 2.   SIGNS WILL BE POSTED!

MANNER OF SALE:  This real estate will be offered in 2 individual tracts only.  THERE WILL BE NO COMBINATION OF THE TRACTS.  Auction procedure and increments of bidding are at the discretion of the auction company.

TERMS: 10% down day of sale, with the balance to be paid on or before January 10, 2023, or upon such terms as may be acceptable to the Seller. Personal and corporate checks are acceptable for the down payment with the final payment to be made in certified funds. All funds will be held by an identified title/escrow company.  Bidding is not contingent upon financing.  Financing, if necessary, needs to be arranged and approved prior to the auction.  Announcements made day of sale take precedence over all printed material and previously made oral statements.

CROPS:  There are 151± acres planeted to wheat.  Buyers will receive the landlord’s 1/3 share of the 2023 wheat crop.

FSA INFORMATION:  Any future FSA payments will follow the crops and will be paid pursuant to FSA regulations.  See chart for FSA cropland acres, base acres and yields.

CRP PAYMENTS:  Buyers will receive the landlord’s 60% share of the 2023 and future years’ payments under the current CRP contract.

MINERAL RIGHTS:  All of the Seller’s interest will transfer to the Buyers at closing.

CLOSING: Closing will be on or before January 10, 2023.

POSSESSION:  Date of closing, subject to tenant’s rights.

TAXES:  Taxes for 2022 will be prorated to the date of closing.   See chart for 2021 tax amounts.
