MANNER OF SALE: This real estate will be offered in 3 individual tracts only. THERE WILL BE NO COMBINATION OF ANY TRACTS. Auction procedure and increments of bidding are at the discretion of the auction company.
TERMS: 10% down day of sale, with the balance to be paid on or before March 30, 2023, or upon such terms as may be acceptable to the Seller. Personal and corporate checks are acceptable for the down payment with the final payment to be made in certified funds. All funds will be held by an identified title/escrow company. Bidding is not contingent upon financing. Financing, if necessary, needs to be arranged and approved prior to the auction. Announcements made day of sale take precedence over printed material and previously made oral statements.
CROPS: Tenant will retain 100% of the 2023 wheat crop on Tract 3. There are no growing crops on Tracts 1 and 2.
FSA INFORMATION: Any future FSA payments will follow the crops and will be paid pursuant to FSA regulations. See chart for FSA cropland acres, base acres and yields.
MINERAL RIGHTS: All of the Seller’s interest will transfer to the Buyers at closing.
CLOSING: March 30, 2023.
POSSESSION: Date of closing on the open cropland and grassland acres. After the 2023 wheat harvest or August 1, 2023, whichever date occurs first on the acres planted to wheat.
TAXES: Seller will pay taxes for all 2022 and prior years. Taxes for the year 2023 will be prorated to the date of closing. See chart for 2022 tax amounts.
