Legal Description: The Southwest Quarter (SW/4) of Section Four (4), Township Nine (9) South, Range Eighteen (18) West of the 6th P.M., Rooks County, Ks. Excepting a 3.54 acres tract of land described as follows ; Beginning at a point 870 feet East and 544 feet North of the Southwest corner of Section 4, Township 9S, Range 18W; thence North 395 feet to a point; thence East 390 feet, to a point; thence South 395 feet to a point; thence West 390 feet to the point of beginning, Rooks County, Kansas PLUS there is an access easement of record described as; 10 feet either side of the line as follows Beginning at a point 1205.06 feet Ease an 20.0 feet North of the Southwest Corner of Section Four (4), Township Nine (9) South, Range Eighteen (18) West of the 6th P.M., Rooks County, Ks thence North 04 Degrees 35 Minutes 00 Seconds East 506 feet.

Land Location: From Jct. Hwy 183 & 18 Plainville, Ks. – 4 Mi. North on Hwy 183 to T Rd then 2 Mi. West to Southeast Corner of Property. From Stockton Ks. 9 Mi. south on Hwy 183 to T Rd then 2 Mi. West to Southeast Corner of Property. Signs will be posted.

General Description: This Rooks County 157 acre farm has a 55 acre pasture with excellent 4 wire fence. Water is supplied by a stock water pond. There is 77.46 acres of CRP, 16.2 acres of expired CRP and the balance is waste and wildlife habitat.

FSA Information: This property has approx. 157 total acres with 99.42 acres of cropland with 77.46 acres of the cropland being enrolled in CRP. The balance is native pasture and expired CRP. The CRP rental rate is $37.54 per acre making an annual payment of $2,900.00. CRP contract expires 9-30-2025.

Terms: 10% down day of sale with the balance to be paid at closing. Closing shall be on or before May 11, 2023

Possession: Subject to Tenants right on the pasture. Purchaser will receive the 2023 cash rent in the amount of $900.00. Immediate possession upon closing on the CRP and expired CRP acres.

Title Insurance: Title insurance shall be used to prove clear & merchantable title with the Buyer & Seller sharing equally the owner’s policy and closing agents’ expenses. The mortgagee’s policy, if required will be the expense of the buyer.

Taxes: The 2022 and prior years taxes will be paid in full by the sellers. All subsequent year’s taxes will be the responsibility of the buyer. 2022 taxes were: $600.78 and 2022 Oil Royalty $255.44

Minerals: 100% of seller’s minerals will be conveyed to purchaser. All minerals are believed to be intact Plus the purchaser will receive a .0650 royalty interest from the Moser-Simon lease which yielded $2,268.96 income for the 2022 year.
