Minerals: Seller to retain minerals in perpetuity (forever).  

Possession: Possession on land planted 2023 wheat, after the 2023 wheat harvest or August 1, 2023 whichever comes first. Possession on land planted to fall crop for 2023, on closing of the purchase contract and reimbursing the custom farmer for the tillage, planting, seed, spraying and fertilizer on land planted to fall crop. Possession of open land at time of closing with buyer reimbursing custom farmer for any chemical spraying or working of the open ground.
