Description

If you're looking for one of the best turnkey whitetail properties in one of the top trophy whitetail areas of Kansas, look no further! This whitetail hunting ranch is located in an area that has consistently produced Boone & Crockett caliber deer over the years and multiple 200" whitetails within a few miles in very recent history. The owner of this property has truly created a trophy whitetail sanctuary that just happens to be surrounded by similar landscape, which makes one wonder what new mature shooter bucks are going to show up from one day to the next. An incredible amount of effort and strategy has gone into the placement of stands, feeders, and developing food plots on this ranch. All the work has been done! You just have to show up for the fall deer season and choose what blind to sit in!

This ranch is an absolute turnkey setup. The ranch comes with several blinds, feeders, mowed trails, and food plots planted throughout the property. All blinds, stands, and feeders are included in the sale! 5 sizeable ponds scattered throughout the ranch provide excellent water sources at all ends of the property. There are several acres of food plots planted throughout the eastern half of the property. There's always something for your trophy buck to feast on (and keep him coming back!). Elevated blinds are strategically placed to shoot to the feeders, food plots, and ponds – with good entry and exit routes to avoid bumping deer upon each visit. 3 Texas Hunter timed spinner feeders are situated on the property and are all within shooting distance of a Muddy tower blind.

The western half of this property does not resemble the landscape you typically find in most of Central and Western Kansas. The elevation of the ranch increases by over 280 feet from the east half to the west, and the consistency of the acreage dramatically changes as well. The west half of the property can be treated as a HUGE sanctuary with deep canyons that flatten out with thick timber, cedars, thickets, and brush. Just gnarly enough to provide incredible security for mature whitetail bucks who just want to be left alone. The hillsides are characterized by head-high thickets and sumac, as well as scattered cedars and hardwoods that you can literally hide a UTV within. There is one hidden pond back within a deep canyon on the west side that provides excellent water for bucks summering on the property. This pond has also proven to be a hotspot during late rifle season when rut-weary bucks are in desperate need of water within the thick cover.

The eastern half of the farm has been developed to strategically draw the deer into large food plots, feeders, and the several large ponds within its landscape. By developing food plots on this half of the property, the current owner has created a method of pulling the deer out of the hills and canyons to easier hunt them without stomping through their bedroom every time he hunts. Also, do not let the aerial maps be deceiving. The eastern half of the property may not look like much on a map, but it has an incredible up and down roll to it, with several long draws running west to east, allowing very suitable access to stands and vantage points for hunting the plots and feeders. Basically, the west half of the property is their bedroom and the east half is their kitchen.

The seller has an excellent trail cam history of trophy deer living on this property and has harvested some true trophies from the farm as well. While scrolling through dozens of SD cards, I was personally blown away by not only the quality of the deer on the property but also the incredible age structure and high volume of different bucks frequenting the feeders and food plots during early season muzzleloader, the November rut, and the cold late season feeding periods. Mature bucks seem to find safety and comfort on this property during all phases of the season.

We have covered thousands of acres throughout this part of the state and seen the incredible whitetail deer this specific area can produce and hold. The combination of dense cover, water, and food availability at all times – along with Boone & Crockett genetics makes this area second to none, in our opinion. This ranch is a shining star within this area, and it is rare for a ranch of this caliber to even be offered to the public for purchase.
