Location
The farms are located approximately 8 miles southeast of Ravenna, Nebraska. The property is divided into two tracts separated by 325th Road. From Highway 2, travel 1.5 miles south on Shelton Road, then ½ mile west on 325th Road.
Tract 1
Combination Irrigated Farm with Improvements
Tract 1 is a diverse combination farm featuring gravity-irrigated cropland, pasture, creek bottom, and a rural homesite. The farm lays well with gentle slopes and is naturally divided by a creek running east to west through the property.
Irrigation
The primary irrigation well is located in the southwest portion of the farm and was redone in 2024. A combination of above-ground and buried pipe irrigates all cropland acres. A second smaller well irrigates a 9.92-acre cropland patch south of the homesite. This is a 2-inch well pumping approximately 90 GPM, drilled in 2012.

The irrigation well is located on Tract 1. If the tracts are sold separately, Tract 2 will not have a well. Any shared irrigation use would be at the discretion of the buyers and is not guaranteed.
