ABSOLUTE LAND AUCTION – Highly productive Yuma County, Colorado farmland offering 315± acres (S/2 of Section 35-4-47) to be sold in one tract only. The auction will be held February 10th at 10:30 MST at the Lions Club Building in Kirk, Colorado, with bidding available in person, online, or by phone (prior registration and approval required). The property is located north of U.S. Highway 36, approximately 2½ miles north of Kirk, or from the intersection of RD 3 and RD M, go north 3 miles to the southeast corner of the property; signs will be posted. This nearly level to gently rolling farm features excellent access and strong productivity, with approximately 80± acres of growing wheat and 232± acres of clean wheat stubble ready for spring planting. FSA cropland acres total 312.77±, and any future FSA payments will follow the crops per FSA regulations. All of the Seller’s mineral interest will transfer to the Buyer at closing. Crops and possession are subject to tenant’s rights on the 2026 wheat crop and open ground. Terms require 10% down the day of sale with the balance due on or before March 12, 2026, or upon such terms as acceptable to the Seller. Personal and corporate checks are accepted for the down payment; final payment must be in certified funds. All funds will be held by an identified title/escrow company. Bidding is not contingent upon financing, and any financing must be arranged prior to the auction.
