Farm & Ranch Realty, Inc. is pleased to present approximately 1,288± acres of diversified agricultural land located in Baca County, Colorado. This property will be offered at Absolute Public Auction on Thursday, March 12, 2026, at 10:30 AM MDT at the Minnick Building at the Fairgrounds in Springfield, Colorado. The offering includes a combination of irrigated cropland, productive dryland acres, and established CRP, providing strong income potential and operational flexibility.
The property will be sold in three individual tracts with no combination of tracts permitted.
Tract 1 – 635± Acres:
Includes approximately 242.42 irrigated acres and 243.53± CRP acres. Irrigation is supported by two permitted wells (Permits Nos. 3560-FP & 4236-FP) with combined annual appropriations of 628 acre-feet. Improvements include an 8-tower Zimmatic sprinkler, PSI NG motor, and generator. Base acres and yields include wheat (252.07 base / 39 PLC yield), corn (39.81 base / 160 PLC yield), grain sorghum (67.92 base / 132 PLC yield), and sunflowers (50.11 base / 166 PLC yield). The 2026 CRP payment, payable October 1, 2026, will be prorated to the date of closing.
Tract 2 – 330± Acres:
Consists of approximately 124.74 irrigated acres and 124.73 dryland acres. Two irrigation wells serve this tract (#3589-F authorized for 560 AF @ 600 GPM and #15346R authorized for 560 AF @ 1200 GPM). Improvements include a 7-tower Zimmatic sprinkler, PSI NG motor, and generator located on the SW/4 of Section 2-30-45. There is no pivot on the SE/4 of Section 3-30-45. Buyers will pay $75 per acre on planted acres and receive 100% of the 2026 wheat and triticale crops.
Tract 3 – 325± Acres:
Primarily CRP with approximately 325 acres enrolled through September 30, 2028. There are no growing crops on this tract. The 2026 CRP payment will be prorated to the date of closing.
Any future FSA payments will follow the crops and be paid pursuant to FSA regulations. Mineral rights are subject to prior reservations of record; Sellers will convey surface rights only. There is an existing wind lease on Tracts 1 and 2, and 25% of the revenue from the current lease will transfer to Buyers at closing.
Closing will occur on or before April 16, 2026, with possession at closing. Sellers will pay 2025 and prior year taxes; 2026 taxes will be prorated to the date of closing.
TERMS: 10% down day of sale, with the balance to be paid on or before April 16, 2026, or upon such terms as may be acceptable to the Sellers. Personal and corporate checks are acceptable for the down payment with the final payment to be made in certified funds. All funds will be held by an identified title/escrow company. Bidding is not contingent upon financing. Financing, if necessary, needs to be arranged and approved prior to the auction.
