On May 5th, Michael Jones and Richard Brungardt will offer approximately 310± acres of productive pasture and farm ground in Ellis County, Kansas at an absolute public auction. The sale will be held at 10:30 a.m. CST at the Ellis County Fairgrounds in Hays, Kansas, inside the Schenk Building. The property, located along Highway 40 on the north edge of Walker, Kansas, includes 146.46 acres of cropland and 163.84± acres of grass pasture, along with an older farmstead and outbuildings. The entire property will be sold together as a single tract, with possession granted at closing. This auction presents an excellent opportunity to acquire a diversified and productive farm with improvements.

The real estate will be offered in one tract only, with bidding procedures and increments determined by the auction company. Terms require a 10% down payment on the day of the sale, with the remaining balance due on or before June 10, 2026, or under terms acceptable to the sellers. Personal or corporate checks are accepted for the down payment, while the final payment must be made in certified funds, held by a designated title or escrow company. Bidding is not contingent upon financing, so any necessary financing must be arranged prior to the auction. Announcements made on the day of the sale will take precedence over any prior printed or oral statements.

According to FSA information, the property includes 146.56 acres of cropland and 163.84± acres of grass. Base acres and yields are as follows: wheat has 135.6 base acres with a yield of 33, oats have 5.4 base acres with a yield of 42, and grain sorghum has 5.5 base acres with a yield of 60. Any future FSA payments will follow the crops in accordance with FSA regulations. There are currently no growing crops on the property. All of the seller’s mineral rights will transfer to the buyer at closing. Closing will occur on or before June 10, 2026, with possession granted at that time. The sellers will pay all 2025 real estate taxes, totaling $1,640.20, and 2026 taxes will be prorated to the date of closing.
