MANNER OF SALE: This real estate will be offered in individual tracts only. THERE WILL BE NO COMBINATION OF ANY TRACTS. Auction procedure and increments of bidding are at the discretion of the auction company.

TERMS:  10% down day of sale, with the balance to be paid on or before November 5, 2026, or upon such terms as may be acceptable to the Seller.  Personal and corporate checks are acceptable for the down payment with the final payment to be made in certified funds. All funds will be held by an identified title/escrow company.  Bidding is not contingent upon financing.  Financing, if necessary, needs to be arranged and approved prior to the auction. Announcements made day of sale take precedence over printed material and previously made oral statements.

CROPS: Tenant will retain 100% of the 2026 corn crop.

SURVEY: Seller will provide a survey for TRACTS 4 & 5. The water well will be surveyed in with TRACT 4.

FSA INFORMATION: Any future FSA payments will follow the crops and will be paid pursuant to FSA regulations.

CRP INFORMATION: TRACT 3 and TRACT 5 are enrolled in CRP. Seller will retain 100% of the 2026 payment.

MINERAL RIGHTS: All Seller’s interest will transfer to Buyers. Tract 4 includes $6,000/yr SWD payment.  

POSSESSION: Date of closing on the CRP acres and any open cropland acres. After the 2026 Fall harvest on the acres planted to corn. December 1, 2026, on the grassland.

CLOSING: Closing will be on or before November 5, 2026.

REAL ESTATE TAXES: Taxes for 2026 will be prorated to closing.
