We are moving and putting our 4 Bedroom/1.5 Bath craftsman style house on the market. It sits on approx. 1 acre, within one block of the Cafe, bank, post office, and park. Great location for hunting, fishing, and vacationing. The best thing about the little town of Esbon is that there are no zoning/building permit restrictions, so if you want to throw up a massive garage, you just do it!

The main bathroom upstairs was remodeled this year with all new fixtures and flooring, original hardwood flooring throughout the home (kitchen/laundry/bathrooms are the exception), working fireplace with insert (has a blower on it, we used it all last winter) in the living room, bonus sun porch on the south side, ample storage. 

The first floor has a circular layout, each of the four main rooms connecting to each other. The half bath downstairs is accessible from both the bedroom and the hall to the stairs (which is just off of the living room). The kitchen is small, but has very well built cabinetry that goes up to the ceiling on both sides. The stove and dishwasher (located in the laundry room) will stay with the property, the silver fridge is negotiable. The laundry/mud room will be bare apart from the dishwasher, it's a nice place to strip off the dirty clothes and throw them straight into the wash. The entrance to the basement is also in this room. 

The basement is dry, spacious, and unfinished. The house has central heat and air (serviced last fall), and the utilities (water, trash, sewer, elec, natural gas) stay around $250-300/month year round. I would recommend installing a water softener as the water here is clear but very hard. There is a dehumidifier installed in the basement. 

I am a seamstress and use two of the bedrooms for my business. The bedroom on the first floor is the one you see with all of the cubbies and desk. While some of your wives may appreciate this setup for their own sewing use, unfortunately all of the fixtures are movable and must come with me. This room does have a closet and a ton of storage in the built-in cabinets. I use a bedroom upstairs as my cutting room (those all come with me as well) and as you can tell from all of the toys around, we have a preschooler. Each bedroom has a decent closet, and there is a bonus room/walk in closet on the second floor which currently stores more fabric and other random things. 

Please keep in mind, that at this low price point, the house and property are being sold as-is. That means that we are not willing to make any additional repairs/changes/etc. What you see (other than personal property) is what you get. In the interest of full disclosure, I will now list some things to consider about the property so you know up front:

- This house is old! Built around 1910 I would guess, so that means it was built very well, but differently than modern homes. The house has almost all of it's original windows and doors, so you may feel a random breeze when storms come through. There will be small cracks, imperfections, things to fix/upgrade. We have done what we can in the year we have owned this property, but now it's up to you!
- The house hasn't had proper gutters on the north side for quite some time, leading to the paint peeling off in a horrible fashion and mildewing the windows on the north side. I highly recommend installing new guttering and windows to prevent any further damage. 
-Great news, the foundation and all of the important things are in great shape!
-This property is located in a tiny town with no grocery/convenience store (nearest one is 12 miles away), and is two blocks north of the grain elevator and railroad tracks.
-The garage is about as old as the house, and unfortunately does not have 220 wired up. We got around this by using the stove plug in and running the cord out the back door to do some welding on whatever needed fixed.
-We built a tool and wood storage shed, which currently holds 1-2 months worth of seasoned wood. Pay full listing price for the house, and we will leave the wood for you. Pay less and it goes with us.
-Our closest neighbors are elderly and quiet, the properties across the street are owned by out of state hunters who come 1-2 times a year and are fantastic visitors.
-I recommend installing a water softener to combat the hard water.
-The exterior of the house is partially painted. We made a valiant effort at it, but with one parent working out of state most of the time, and me alone here with a toddler, well, that's what happens. I figure some of you will just finish it yourself, some will install new siding over it anyway, and one or two of you may not care and leave it.
-Overall this house has amazing bones and I had lovely dreams of a spiffy exterior, opening up the laundry/kitchen wall and installing an island, built-in cabinets in the dining room, etc. That dream just isn't going to happen for me, but it can for you!
