All sellers interest to be conveyed, to sellers knowledge minerals are intact.
Terms
10% down day of sale, balance to be paid upon title approval and delivery of deed, said closing to be on or before June 2nd, 2016 or as soon as title requirements, if any, can be corrected. Title insurance will be furnished and the cost to be equally shared between seller & purchaser.
Government Payments
Purchaser to stay in compliance with all U.S. Government Programs the property is presently enrolled in. Purchaser to receive crop interest payments for 2017 and future.
Possession
All Tracts are subject to an existing cash lease between the seller and John Nelson and Darren Nelson dating March 01, 2016 and ending February 28, 2017. Each Tract has a different cash lease amount that has been paid and will be retained by seller. Possession will be March 1st, 2017 on all idle acres and Purchaser receiving 100% of the cash rent on the growing crop acres March 1st, 2017.
The yearly cash rents on each Tract are as follows: Tract I- $65.55/acre; Tract II-$65.55/acre; Tract III-$95.00/acre; Tract IV- $66.50/acre.
