LAND LOCATION:   From the intersection of Hwy 156 & Ave. T north of Holyrood, go 7¼ miles east to the SW corner of the property.  SIGNS WILL BE POSTED!

MANNER OF SALE:  This real estate will be offered in 1 tract only. Auction procedure and increments of bidding are at the discretion of the auction company.

TERMS:  10% down day of sale, with the balance to be paid on or before April 25, 2024, or upon such terms as may be acceptable to the Sellers.  Personal and corporate checks are acceptable for the down payment with the final payment to be made in certified funds. All funds will be held by an identified title/escrow company.  Bidding is not contingent upon financing.  Financing, if necessary, needs to be arranged and approved prior to the auction. Announcements made day of sale take precedence over printed material and previously made oral statements.

CROPS:  Buyer will receive the landlords’ 1/3rd share of the wheat crop and will pay 1/3rd of the fertilizer expense. Buyer will receive a $60/ac cash rent payment from the current tenant on the acres planted to a cover crop for the purpose of hay production.

MINERAL RIGHTS:  MINERAL RIGHTS ARE BELIEVED TO BE 100% INTACT and all of the Sellers’ interest in the mineral rights and royalty income will transfer to the Buyer. See chart for production history.

POSSESSION:   Date of closing on the grassland acres and after the 2024 wheat harvest or August 1, 2024, whichever date occurs first, on all of the cropland acres.

CLOSING:  Closing will be on or before April 25, 2024.

REAL ESTATE TAXES:  Sellers will pay taxes for 2023 and prior years. Taxes for 2024 will be prorated to the date of closing. (2023 Taxes = $2,611.22 )
