MANNER OF SALE: This real estate will be offered in 5 individual tracts.  THERE WILL BE NO COMBINATION OF ANY TRACTS.

Auction procedure and increments of bidding are at the discretion of the auction company.

TERMS:  10% down day of sale, with the balance to be paid on or before November 19, 2026, or upon such terms as may be acceptable to the Seller.  Personal and corporate checks are acceptable for the down payment with the final payment to be made in certified funds. All funds will be held by an identified title/escrow company. Bidding is not contingent upon financing. Financing, if necessary, needs to be arranged and approved prior to the auction.

Announcements made day of sale take precedence over printed material and previously made oral statements.

CROPS: Seller will retain the landlord’s share of the 2026 milo crop. Buyer’s will receive the landlord’s 1/3rd share of the 2027 wheat crop to be planted this fall.

FSA INFORMATION: Any future FSA payments will follow the crops and will be paid pursuant to FSA regulations.

CRP INFORMATION: TRACT 5: Buyer will receive the landlords 88% share of the 2027 and future years’ CRP payments.      

MINERAL RIGHTS & ROYALTY INCOME: All of the Seller’s interest will transfer to the Buyers. There is 1 producing oil well, 1 SWD well and 1 shut in well on TRACT 1. (

CLOSING: On or before November 19, 2026.

POSSESSION: After harvest on planted milo acres. Date of closing on the CRP acres. After 2027 wheat harvest on acres planted to wheat this fall.

REAL ESTATE TAXES: 2026 taxes will be prorated to the date of closing.
