Legal Description: A Tract of approximately 112 acres in the SW/4 of Section 3-24-33

LAND LOCATION: From Hwy 83 and Jones ave in Garden City, go 5 miles west to corner of the property. SIGNS WILL BE POSTED!

MANNER OF SALE: This real estate will be offered in 1 tract only. Auction procedure and increments of bidding are at the discretion of the auction company.

TERMS:  10% down day of sale, with the balance to be paid on or before December 3, 2026, or upon such terms as may be acceptable to the Seller.  Personal and corporate checks are acceptable for the down payment with the final payment to be made in certified funds. All funds will be held by an identified title/escrow company.  Bidding is not contingent upon financing.  Financing, if necessary, needs to be arranged and approved prior to the auction. Announcements made day of sale take precedence over printed material and previously made oral statements.

CROPS: Seller will retain the landlord’s share of the 2026 corn crop.

Base acres are combined with another tract and will be split after the sale by FSA.

POSSESSION: Date of closing, subject to the tenant’s rights on the 2026 corn crop.

CLOSING: Closing will be on or before December 3, 2026.

REAL ESTATE TAXES: Taxes for 2026 will be prorated to the date of closing. (2026 taxes = $1,254.27)
