There is NOT a Right of First Refusal on this property.

Taxes prorated. Buyer pays for contract & Buyer's lawyer fees, Buyer/Seller split escrow fees & title insurance 50/50. This contract MUST close BEFORE January 1, 2021 with NO exceptions. All possession, excluding wheat ground, is immediate upon closing only. NO contract extensions will be allowed. The title insurance is already completed in advance to expedite the the closing date.  Contract will be signed Monday night at sale and delivered at noon Tuesday to Mitchell County Abstract & Title in Beloit, KS to setup the closing date. 

Broken summer fallow farm ground has been fallow since July 2019 and is currently sowed to 2020 wheat.  Buyer has the option to buy out 100% of wheat crop. If not, possession of wheat ground will occur after 2021 harvest.  If Buyer chooses to buy out wheat crop, Buyer must contact Gary Pahls at Fouts Agency after the closing and change crop insurance to their name and pay full premium at that time which is approximately $218. Buyer will pay Seller for full wheat crop buyout in a separate check at closing if they choose to buyout wheat.

1 brome waterway included on the north side-for pheasant hunting.  Adjoining landowner does access his pasture through the Seller's northwest corner of this waterway.
